As a result of their 30 year history working together, Hampshire Hotels and Strategic/ Tao Group selected WQB Architecture as Executive Architect for the redevelopment of the lobby restaurant at the Dream Downtown in the fashionable Meat Packing District of New York. WQB worked with Becker/ Volence to develop a modern Mexican theme restaurant for Bodega Negra, a popular London restaurateur. The result is an indoor/ outdoor juice bar leading to a 150 seat dining and banquet room with a lively late night bar.

WQB Architecture PLLC assisted Megu, a fine Japanese fusion restaurant in Tribeca in moving to the Dream Downtown in New York’s Meat Packing District. WQB designed the new marquis, signage, and rearrangement of the existing subterranean space for fine dining in a club environment, Megu is one of 4 restaurant venues in the Dream designed by WQB.

The Tao Group / Strategic Hospitality manages the three of the restaurants and clubs at the midtown’s Dream Hotel. WQB Architecture PLLC worked with Tao and their designer, Josh Held, to produce a “play room” in the cellar of the hotel. The bar features bowling as well as recreational “boardwalk style” amusement and video game in an electric environment that works well for both daily use and private parties.

Hampshire Hotels and Resorts have operated 210 West 55th Street, formally known as the Woodword Hotel, under a variety of franchise agreements and reservation systems for over 20 years. The property also includes two other buildings which comprise the entire block of West 55th Street between Broadway and Seventh Avenue. As master-planner and architect for the property, WQB Architecture prepared designs for building renovation and additions, demolition/redevelopment of the entire site; redevelopment of 206 W. 55th Street as an extended stay hotel, and 200 w. 55th as Hampshire’s corporate offices. The 280-room hotel is currently the new flagship for “The Dream” HHR’s new boutique chain, which is being operated as a “Leading Hotel of the World” and is currently being introduced in Downtown Manhattan, Bangkok and India.

Spring Valley Church of the Nazarene Kingdom Partners Group Spring Valley, NY

Spring Valley, NY has become one of the 5 largest Haitian communities in the United States with over 20,000 population. Most of the local people are members of the local Church of the Nazarene or the adjacent Baptist Church. Currently, KPG is assisting the Church of the Nazarene with planning and redevelopment of their property to accommodate 60‐80 apartments with parking, an ambulatory medical space, and a new church with about 15,000 sf of community facility space.

SoHa Terrace 2278-2286 Frederick Douglas Boulevard New York, New York

The SoHa Terrace is an upscale multi-family residential project and a pioneering effort in the redevelopment of Harlem, New York. The building strives to balance the rich, authentic characteristics intrinsic to the project’s historically relevant neighborhood with the modernizing influences of the contemporary residential development boom through an old meets-new brick and glass aesthetic, as well as a combination of both market-rate and subsidized housing. The building also contains over 8,000 square feet of retail space, 63 parking spaces, full-service amenities, and large public and common spaces including a generous landscaped roof garden. IDA arranged for 3 tranches of equity including a $20 million equity participation from Goldman Sachs Community Development Fund.

Community Worship Center Church of the Nazarene Kingdom Partners Group Bed‐Stuyvesant Brooklyn, NY

The Community Worship Center owns a beautiful church and 2 adjacent properties in a key location in Bedford – Stuyvesant, Brooklyn. KPG is currently assisting Community Worship in planning the redevelopment of the 2 sites to provide for restoration of the existing church, new church related community facilities, and a residential condominium with first floor retail space.

Hampton Inn 51st Street 851 8th Avenue, New York

Hampshire Hotel’s Hampton Inn was originally a Howard Johnsons designed by Maurice Lapidus. WQB Architecture prepared master plans, redevelopment of the public spaces, redesign of the garage and a program for redevelopment of the site. As part of the site development, WQB found the there was an excess of 160,000sf of undeveloped air rights and prepared site plans for a new building in the site. Ultimately, the owner sold the site for $48 million and a new luxury condominium, The Link, was built which has changed the values for the entire neighborhood.
