Bethel Unscripted Hotel and Retail

In 2018, Dream Hotels purchased an existing lakefront property in Bethel, New York for the development of the Chapin Estate and The Chatwal Lodge. With this property came a road site on New York State Route 17B at Swan Lake Road. This connects the new Resorts World Casino and the Bethel Woods Concert site and museum both are significant tourism sites. It was determined to build an Unscripted Hotel to service concert clients and seasonal tourists. The hotel will have three food and beverage venues. As part of the site development, the project also includes a small retail center, Bethel Commons. The Unscripted Hotel will have 92 rooms, three restaurants, and a banquet space for small weddings. WQB worked with the Rockwell Group to develop the program and designs for Bethel Hotel and retail spaces.

China Post, the postal service of the PRC, has over 100,000 outlets throughout China, most of which are in rural areas. Each post office is also an outlet for the China Postal Saving Bank, and in rural areas China Post is the purveyor or logistic provider for seed, fertilizer and chemicals to the farmers in the region. Because most of the farmers have access to few services, the local management often stocks the store with convenience items used by the local population on a day-to-day basis. China Horizon and China Post have entered into partnership to redevelop 10,000 of the stores as full service convenience stores and have partnered with Johnson & Johnson, Proctor & Gamble, Coca Cola, Motorola, China Mobile, Lenovo and others to provide the following inventory and services:

▪ Nonperishable foods and sundries
▪ Household products
▪ Seasonal specialties
▪ Cell phones and accessories
▪ Computers and internet services
▪ Banking and bill paying
▪ Agricultural products and product exhibitions.

Global Trade & Technology Center Secaucus, New Jersey

The Global Trade and Technology Center is New York’s answer to Chicago’s Merchandise Mart or the World Market Center in Las Vegas. Overseas manufacturers who are seeking to establish their brands in the United States and New York City can view it as a marketing/ sales platform for a variety of international industries and their brands.

Showrooms, offices and hotel rooms will be sold as business condominiums for both the international overseas market as well as to domestic users. An Exposition Center will provide conference and exhibition services for the tenants and their associates. This Exposition Center will be supported by a variety of destination restaurant venues and retail opportunities.

The 2 million square foot Global Trade & Technology Center in Secaucus, New Jersey will include a 500 room extended stay hotel with 6000 parking spaces. The Center will differentiate itself in the market by providing a full complement of trade related services that are technically advanced, innovative and value added. This trade mart industrial complex site is 15 minutes away from the City of New York and 30 minutes away from the City of Newark with numerous rail lines, truck roads and bridges for the transshipment of cargo containers. There is easy access to all New York City and New Jersey airports.

The project will be designated as a “Free Trade Zone” and is expected to become a member of The World Trade Center Association.

Hampshire Hotels and Resorts have operated 210 West 55th Street, formally known as the Woodword Hotel, under a variety of franchise agreements and reservation systems for over 20 years. The property also includes two other buildings which comprise the entire block of West 55th Street between Broadway and Seventh Avenue. As master-planner and architect for the property, WQB Architecture prepared designs for building renovation and additions, demolition/redevelopment of the entire site; redevelopment of 206 W. 55th Street as an extended stay hotel, and 200 w. 55th as Hampshire’s corporate offices. The 280-room hotel is currently the new flagship for “The Dream” HHR’s new boutique chain, which is being operated as a “Leading Hotel of the World” and is currently being introduced in Downtown Manhattan, Bangkok and India.

102 Madison Ave

102 Madison Avenue

The development of the neighborhoods around Madison Square Park has created a variety of new commercial development opportunities from 23rd Street to 34 Street, one of which is the development of a new furniture district along Madison Avenue and included office rents due to the success of the Flatiron District. WQB Architecture PLLC is assisting A Ruth & Sons, owner of 102 Madison Avenue (for over 40 years) in redeveloping the property. The work consists of a new retail storefront, new office entrance and a new landscaped tenant roof deck.

Niutuo Hot Spa Hotel & Resort, Gu’an, China

This is the master plan and architectural design of a 50-key super luxury hotel in the city of Gu’an, about 100km south of Beijing. The design emphasizes the axial relationship with Beijing’s Forbidden City, and proposed a low-rise buildings layout for the resort, which is symmetrical with sequences of traditional courtyards in the center, and individual guesthouse villas on the wings.

The scheme of “double dragon” is used as an analogy and symbolism with simplified traditional architecture style of grey roof and white walls. Intricate waterways are planned inside the resort. Covered walkways, electric trams for guests and for goods are separately planned and coordinated.

Initially, the structure at 1164 Third Avenue was a specialty boutique movie theatre adjacent to a major intersection with good subway access and foot traffic servicing three major hospitals. This was the very beginning of the “malling” of Third Avenue thus a main challenge was to find a “national/credit” tenant who could operate at two levels. IDA Associates arranged for the lease with Children’s Place and WQB Architecture provided a design featuring a two story atrium, ADA and stroller compliant mezzanine, and a basic floor layout that has been a major retail success.

Hyatt Regency Cabarete, Dominican Republic

Cabarete, located on the Atlantic Coast of the Dominican Republic, has been known for years as one of the top 3 windsurfing spots in the world. An international development team has purchased a mile of pristine beach called The Miracle Mile for construction of 400 condominiums, a shopping village, and a 300 key full service Hyatt Regency Resort. The resort will feature 260 rooms and suites and 40 timeshare condominiums as well as a 15,000sf banquet/conference center with full corporate services, a Hyatt Signature Spa, Camp Hyatt, and a full complement of sports facilities and restaurant venues. As the only full service facility in Cabarete, the Hyatt is expected to be the home of major sporting events, corporate meetings, weddings and family vacations for years to come.

Jacadi is one of France’s premier children’s wear boutiques.

Jacadi’s first store on Madison Avenue in Carnegie Hill was the model for their stores throughout the United States. WQB Architecture worked with their marketing department in Paris to develop the merchandising and design strategy for both freestanding mall and department stores. The Carnegie Hill location required that the facade design be approved by the New York City Landmarks Preservation Commission.

Chatwal Hotel New York, New York

Originally built for one of the grand old theatre companies of New York, the Lambs Club was designed in 1905 by Stanford White, partner in the acclaimed architecture firm of McKim, Mead and White who designed the Old Pennsylvania Station and Boston Public Library Buildings. WQB Architecture, the Architect of Record, with interior design by The Office of Thierry Despont, was tasked with overseeing the complete renovation and architectural redesign of the building to create a magnificent and contextual 5-star boutique hotel in the heart of Time’s Square. The hotel is the jewel in the crown of the Hampshire Hotel franchise. New construction included the rehabilitation and addition to the existing landmarked façade, a four-story penthouse addition (which does not affect street side views of the structure), and a grand two-story atrium in the second floor lounge. The hotel includes a signature Geoffrey Zakarian restaurant, health spa, conference rooms, and banquet facilities in the basement. Construction was completed in 2010.
